If your house didn't sell before your listing expired, you're probably feeling more than a little frustrated. I completely understand. That's a hard spot to be in. If you don't know what to do next, here's a rundown of your options. 
When your house hasn't sold you can take it off the market completely sell it yourself or work with an agent to relist it. 
If this is a bit overwhelming here is what I'll tell you. There's probably a reason you want it to move. So deciding you're not going to do it at all isn't putting your needs first. And while you could try to sell it yourself, it's an involved process. If you're already stressed because it didn't sell the first time taking on the pressure of selling it on your own maybe more than you want to take tackle. Option three is to realist it now. Wisconsin Real Estate Market Report September 16 2023

New listing continues to be on our face downward 361 new listings at the end of August compared to 2,072 year to date, both of them are down. While we look at pending sale, again these our sales that are currently under contract. We were actually up 33% for August year over year and up 13% year to date. When we look at closed sales, what we see is we are up 2.4%. So that is up for the first time we've seen in a while, down year to date 15.75%. But here is the interesting thing, average listing price is still up by 8% and average selling price is still up by over 4%. So even though we have compression on the side of new listings and current inventory, we still continue to see that price go up. Average days on market is down again we are still at about 70 days on average for a home to sale in northern Wisconsin. And our inventory continues to hover around five months supply of inventory out there.

What does lower interest rates mean to you?

I just ran on Yahoo Finance article that says at the end of 2023, Q4, we're gonna see interest rates below 6% potentially and into 2024 maybe even lower and by the end of 2024 maybe we're gonna see interest rates in the 4% again. People get excited when they hear lower interest rates because they think they're going to be able to buy more house, but I want to explain something to you if you're a buyer. As those interest rates are a little bit higher right now with buyer demand being lower. There's huge opportunity for you as a buyer to negotiate, to win in your contingencies, to get your inspection rights back and to maybe have the seller buy down some of your interest rates, papay some seller concessions, and you might be able to win in negotiation and pay less for a house. We have millions of buyers that didn't buy this year because of interest rates. So as those interest rates come down, what do we think it's going to happen to our buyer demand, it is going to rise.
