It’s January and I wanted to get you the local stats from Northern Wisconsin. I can't believe we're already in 2023 but the year ends that December stats for December of 2022. It's time to get those out to you. So as a month, this is the entire MLS all five counties. We were down in new listings, which we know was a theme all year 157 new listings in December, which was down 27% from December of 2021 and year to date we are down 10.35%. Closed listings in December, we had 215 which is down almost 45% for the month of December and year to date we are down 22.45% in total closed year to date was 3,999. The average listing price was $240,787 which is up 13.64%. The average selling price was $231,128 which is up 13.21%. Average days on the market are down 107.13 days which was down 22.84% and year to date, our average days on the market is 116 which is down 28%. And then month supply of inventory went down as well with the low inventory doesn't surprise me. But with the shifting market again, we still have really strong indicators that it is not a buyer's market in Northern Wisconsin but our month supply of inventory is down for just over four months to 3.67 which is down 18.11%.
